Flexible and ready-to-use expansion space

BioPark incorporates around 4,500 sq m of 'ready-to-use' chemistry and biology laboratories, write-up areas and other facilities.

A free-standing laboratory unit of around 140 sq m equipped to Containment Level 3 standards (Cat3) is available on-site for rent. This has all appropriate features - a management & control office, changing rooms, autoclave, materials storage space, together with an integral Containment Level 2 (Cat2) lab.

A second Cat3 facility within the main building is also available for rent, being around 70 sq m in floor area.

In recent years, BioPark has benefited from a £multi-million refurbishment and upgrade.

The site has extensive suites of chemistry and biology laboratories, including a number that have been fully refurbished. These are fully fitted and may be supplied with a range of laboratory gases. Other services include dark rooms and freezer rooms.

Laboratories can be configured for a wide range of uses and company sizes. Current configurations range from 30 sq m to 180 sq m with direct access to write-up areas and suitably sized management offices. Some existing tenants have already undertaken expansion of their rented space at BioPark

Each laboratory is protected by its own security system within a site that can only be accessed through a 24/7 guarded entry.

For growing companies where there is a requirement for adm  inistrative support staff, suitable office accommodation is readily available. All offices are fully supported by a secure and comprehensive comprehensive IT network, as required.

Additional services for tenants

A comprehensive range of administrative support is provided centrally including telephone switchboard, receptionist, post handling, photocopying, etc.

Flexible tenancy - terms are available to enable growing companies to take maximum advantage of 'easy-in, easy-out' options. Tenants can therefore avoid the burdens associated with the commitment to a long term lease. Rents are set to reflect a realistic market rate whilst at the same time recognising the needs of growing companies to contain overheads.

Where practical, laboratories may be available for fixed short term rental to enable specific projects to be undertaken.
